Commercial Office Code Compliance & Renovation - City of Langley
This commercial office space presented significant code violations inherited from previous repairs. When a new tenant moved in, the building inspector flagged an unpermitted addition and an exterior wall that failed to meet fire safety standards. Fourt Construction was brought on to secure approval for the expanded square footage and upgrade the exterior wall to meet non-combustibility regulations. Our work included framing in unauthorized windows, excavating and forming a new foundation, reinforcing and pouring a foundation wall, constructing a steel stud wall, and installing 1" fire-rated shaft walls on both sides. We further added DensGlass sheathing, commercial-grade Tyvek, and finished with steel corrugated cladding.
Inside, we corrected the non-compliant egress door by installing a fire-rated door that swung in the correct direction. Additionally, we brought the ADA bathroom up to code by installing grab bars and ensuring full handicap accessibility. We took great pride in resolving these complex issues quickly and efficiently, turning a challenging situation into a smooth transition for the property owner.
