The Fraserview Renovation embodies great planning, design and execution perfectly. Situated in Fraser Heights (Surrey, BC), our client’s "Forever Home" looked very different than how it does today. The original layout was closed off and lacked the cohesion this space deserved. Perched overlooking the Fraser River and Golden Ears mountains, this home was meant for so much more.

The kitchen's previous layout was in the middle of a transition point in the home, and guests would naturally (and frustratingly) migrate into the main kitchen working space.

At the age of this home, some appliances and finishes had already started to kick the can, and aesthetically the space was, frankly, dated. Dark cherry cabinets and awkward shape islands aren't really "in" any more if you know what we mean. Our clients also love to host, so this became the lens throughout which the home renovation was filtered through.

Working collaboratively with the client's and Grapevine Designs, we decided to swap the kitchen and living room. This allowed the living space and dining room to also extend out onto the large back deck via the addition of accordion style doors. When opened fully, these doors facilitate an unbelievable hosting space, making the the indoor/outdoor areas virtually synonymous.

By thoughtfully re-organizing this space, we were able to add a pantry and mud room at the front of the house. The mudroom now created a practical landing zone for the many guests and family members who visit this home, as well as a dream pantry to hide the mess and offer function & storage possibilities not previously allowed for.

In order to achieve this bold re-arrangement, major structural upgrades needed to take place. Partnering with our structural engineer and interior design team, we incorporated steel beams, shear walls and upgraded joist systems to accomodate the new distribution of load, all the while keeping the design intent at front of mind. This was truly the greatest asset in this project, being involved at the design stage. We were able to provide conflict resolution and value engineering from the start of this project. Mitigating unnecessary costs and making construction more efficient.

On the lower floor, an Award-Winning Wet Bar (designed by Grapevine Designs) looks over the Golf Simulator room, which was dug out and lowered to a 10ft floor to ceiling height, allowing golfers of all shapes and sizes to swing fully without hesitation. On this same level, as a result of even further structural changes, the basement floor plan was opened up to create recreation/hang-out space.

The laundry room moved from the main floor to upstairs hallway (closer to the bedrooms) which offered a practical work flow from "hamper to machine" and also free-ed up even more space on the main floor.

Looking back, this is truly one of the most impactful changes to a home we've been a part of. We're so grateful for the opportunity and trust our clients put into us on this project.
